A renovation loan (Fannie Mae HomeStyle or Freddie Mac CHOICERenovation) bundles a home purchase or refinance with the cost of repairs or upgrades into a single conventional mortgage.

The loan amount is based on the home's value after the renovation is complete, and renovation funds are released to the contractor in inspected draws.
